Priority Prevention is our planned pest-control service for organisations that need continuing oversight rather than a series of disconnected emergency visits. It is designed around the premises, operating hours, risk and reporting needs. J Alvey Pest Control is a family-run BPCA member business established in 1979 and works across Merseyside, West Lancashire, Central Lancashire and the Fylde Coast.
Commercial pest-control contracts without a one-size plan
Some organisations call this a pest-control contract. We use the term Priority Prevention because the visit frequency, monitoring points, reporting and response arrangement are built around the site. The written proposal sets out the planned work, responsibilities and price before anything starts, rather than hiding cost inside an open-ended agreement.
Who Priority Prevention is for
The service is suitable for sites where pest activity could disrupt customers, staff, stock, tenants or day-to-day operations. This can include:
- food businesses, hospitality and retail premises;
- schools, nurseries and other education sites;
- landlords, managing agents and multi-property portfolios;
- offices, warehouses, workshops and light-industrial premises; and
- organisations with several North West locations that want one local point of contact.
If a one-off visit is more appropriate, we will say so. We do not recommend an ongoing programme simply because an enquiry is commercial.
What an agreed programme can include
- An initial review of pest evidence, access, site use, waste, food or stock risks and likely entry routes.
- Scheduled inspections and professional monitoring at an agreed frequency.
- Targeted treatment when activity is found and it is appropriate to the site.
- Practical prevention recommendations, with urgent and longer-term items kept clear.
- Service records and agreed reporting for the nominated site contact.
- A defined arrangement for reporting new activity between scheduled visits.
The exact equipment, visit frequency, response arrangements and reporting format are written into the agreed scope. Pest-control records can support due diligence, but they do not replace the organisation’s own responsibilities for hygiene, maintenance, food safety, safeguarding or other legal duties.
A local service with a clear scope
Our experience dates back to 1979, but the work is based on the current site rather than a generic contract. You deal with a local family business, and we explain what is included, what remains the client’s responsibility and when another contractor or repair may be needed.
We do not promise a particular audit result, food-hygiene rating or instant eradication before the site has been assessed. What we can promise is a documented scope, honest advice and no change to the agreed work or price without discussing it with you.

Transparent commercial pricing
Some reactive work has a published price; the current commercial rodent visit is £125 per visit. A planned programme needs a tailored quotation because cost depends on the number and type of premises, visit frequency, monitoring points, access, operating hours, reporting and any known activity.
Your proposal will state the planned visits and services included, the price and any items outside the contract. If the evidence suggests that a smaller or one-off service is enough, we will explain that instead.
How a new commercial enquiry works
- Tell us about the site. Include the address, type of organisation, operating hours, current evidence and any audit or reporting requirements.
- We review the scope. We may ask for photographs, records or an on-site assessment where the correct plan cannot be confirmed remotely.
- You receive a clear proposal. The frequency, inclusions, responsibilities and price are set out before work starts.
- Work begins when agreed. A nominated contact and workable access arrangements help the programme run consistently.
Frequently asked questions
Can you cover several premises?
Yes. Send the locations, site types and preferred contact arrangements. We will assess whether one coordinated programme is practical across the route.
Do you provide visit records?
Reporting can be included. The useful format and detail depend on the organisation, the agreed service and any relevant site procedures.
Can visits be arranged around customers, pupils or production?
Tell us the operating, access and safeguarding requirements. We will discuss what appointment arrangements are practical before confirming the programme.
Can we start with a reactive visit?
Yes. Where there is current activity, a reactive visit may be the appropriate first step. We will keep that work separate from any later prevention proposal.
