A pest report in a rented or managed property is easier to resolve when the landlord, occupier and pest controller have a clear picture of the activity and access. J Alvey Pest Control provides reactive treatment and planned pest-prevention support for landlords across our North West operating area. When to arrange an inspection

Contact us after a confirmed sighting or when an occupier reports droppings, gnaw marks, scratching, repeated insects, a nest or damage that may be pest related. Ask for the rooms, dates and photographs where available rather than sending only a general message that “there are pests”. Accurate information helps us choose the right service and avoid a wasted appointment.

If several properties or shared external areas may be involved, mention that before booking. A visit to one room or dwelling cannot automatically establish what is happening across a wider building or portfolio.

How landlord pest control works

We inspect the agreed areas, identify the evidence where possible and recommend a proportionate treatment. Depending on the pest, this may involve traps, professional baiting, insecticide treatment, monitoring, follow-up and practical prevention or proofing advice. We will define the work included rather than treating building repairs or every adjoining space as part of a standard visit.

For landlords who need continuing oversight, our Priority Prevention service can include scheduled inspections, monitoring and treatment reporting. As a BPCA member, we follow industry codes of best practice and use risk- and COSHH-led working for treatment activities. Pest-control records can support property management, but they do not decide legal responsibility between landlord and tenant.

Access, occupants and safety

Confirm who will provide access and make sure the occupier knows the agreed date and areas to be inspected. Tell us about children, pets, vulnerable occupants, locked spaces and any restriction on loft, cellar, garden or communal access. Preparation and re-entry instructions vary by treatment, so the occupier must receive and follow the information given for that visit. Pricing and next steps

Landlord work is priced according to the pest, number of areas or properties, access and follow-up required. There is no single online price for all managed-property instructions. A standard domestic booking may be suitable for one straightforward occupied home, while communal, vacant, multi-property or contract work needs separate review. Can the tenant book directly?

An occupier can request an appointment, but the person authorising and paying for the work should be clear before it is confirmed. Include the correct contact and access details.

Do you decide whether the landlord or tenant is responsible?

No. We can report the pest evidence and practical contributing conditions we observe, but legal or tenancy responsibility is outside the pest-control visit.

Can you cover several properties?

Yes. Tell us the number and locations of properties and the reporting or inspection frequency required so we can discuss a suitable Priority Prevention arrangement.
